Before You Look at a Single Parcel
Buying land is not like buying a house. There's no inspection report. There's no HOA to tell you the rules. You need to do your own due diligence. Here's what to check.
Water
This is #1. No water = no land value.
- Well: Most rural Bastrop land can drill a well into the Carrizo-Wilcox Aquifer. Cost: $8-15K. Get a well driller's estimate BEFORE you buy.
- Water co-op: Some areas have rural water cooperatives. Monthly fees $50-100 but no drilling cost.
- Rainwater: Legal in Texas. 1,000 sq ft of roof = 600 gallons per inch of rain. Good supplement but not sole source for a house.
Ag Exemption
The single biggest factor in Bastrop County land ownership. An ag exemption can reduce your property tax by 80-90%.
- Need 10+ acres for livestock (cattle, goats, sheep)
- Need 10+ acres for hay production
- Need 5+ acres for bees (yes, really — bees count)
- Must maintain agricultural use or face rollback taxes (5 years of saved taxes owed immediately)
Road Access
Verify legal road access. Some cheap parcels are landlocked — surrounded by other properties with no public road. An easement is needed and the neighbor can say no. County roads are maintained by the county. Private roads are your problem.
Zoning & Restrictions
Bastrop County has minimal zoning outside city limits. No HOA on most rural land. You can build what you want — house, barn, shop, container home. Check for deed restrictions filed with the county clerk.
Utilities
- Electric: Bluebonnet Electric Co-op serves most of rural Bastrop. If the parcel doesn't have a meter, getting a line run costs $5-15K depending on distance.
- Internet: Starlink (manufactured right here in Bastrop County) for rural areas. Bluebonnet also offers fiber to some areas.
- Septic: Required for any residence. Aerobic system: $8-15K installed. Conventional: $5-8K. Perc test required.
The Musk Factor
Available large tracts near SpaceX/Boring/Starlink facilities are disappearing fast. If you're buying land as an investment, proximity to Musk operations correlates directly with appreciation. Parcels within 10 miles of Snailbrook have appreciated 40%+ in the past year.
