Land & Ranches

Land & Ranches

Bastrop County still has what most of Texas has lost: affordable acreage within striking distance of a major city. From 5-acre homesteads to 100+ acre working ranches.

What's Available

Land by Size

1–5 Acres

Homesite lots. Enough room for a house, garden, shop, and some breathing room. $80K-$200K depending on location and road access. Most have electric and water available.

5–20 Acres

The hobby ranch. Room for horses, chickens, a pond, and privacy. $150K-$500K. This is the sweet spot for people leaving Austin who want land without going fully rural.

20–50 Acres

Small ranch territory. Hunting, livestock, ag exemption for tax savings. $300K-$800K. Some parcels have Colorado River or creek frontage. Game fencing available.

50–100 Acres

Working ranch scale. Cattle, hay production, hunting leases. $500K-$1.5M. This is where Bastrop County gets serious. Rolling terrain, live oaks, stock tanks.

100+ Acres

Legacy ranches. Multi-generational properties. $1M-$5M+. Some of the last large tracts in commuting distance to Austin. These don't last long on the market.

For Buyers

Buying Land in Bastrop County

Ag Exemption

Qualifying land (10+ acres with livestock or hay) gets an agricultural property tax exemption. This can cut your tax bill by 80-90%. A $500K ranch might pay $500/year instead of $5,000.

Water

Bastrop County sits on the Carrizo-Wilcox Aquifer. Most rural properties can drill a well. Cost: $8K-$15K. City water available in some areas. Always verify water rights before buying.

Access

Verify legal road access. Some cheaper parcels are landlocked. County roads are maintained; private roads are your responsibility. Utilities (electric, internet) availability varies.

Restrictions

Bastrop County has minimal deed restrictions outside subdivisions. No HOA on most rural land. You can build what you want, where you want. That's the Texas promise.

With Musk's companies buying 6,000+ acres, available large tracts are disappearing fast. If you're thinking about land in Bastrop County, the clock is ticking.
